Position Summary

The Analyst supports FedEx Office’s development efforts on properties by creating, analyzing, reviewing, and maintaining documents, reports and financial models. This position is also responsible for reviewing legal documents for key business terms and for identifying gaps in development processes.

General Duties and Responsibilities

Maintain bi-weekly pipeline report and assist in the preparation of monthly capital expenditure forecasts
Support the development of presentation packages for the Real Estate Committee (REC), including the utilization of existing template documents to describe proposed real estate sites to the REC by inputting photos into PowerPoint, collecting site plans, identifying proposed premises, creating Streets and Trips maps, and working with the BDA to ensure other required summary documents completed/submitted
Conduct complex financial modeling, analysis and reporting
Work with the Finance Department to maintain and improve center pro forma
Review letters of intent, leases and other legal agreements to ensure alignment/proper documenting of key business terms
Ensure that accurate and complete files of FedEx Office leases/licenses with centers are maintained
Support the efficient administration of FedEx Office obligations under its leases/licenses with centers (e.g., renewal calendars)
Develop tools to facilitate lease administration, maintenance of center specific documentation (e.g., Encyclopedias) and guidelines
Input projects, milestones and documents in Beacon Builder and publish reports to document status of center development projects
Document and maintain development processes and checklists and work to enhance/create reports describing FedEx Office development efforts
Support day-to-day new center development activities as assigned by manager
Provide outstanding service to internal and external customers by meeting agreed upon objectives and by engaging in clear verbal and written communications
All other duties as needed or required

Minimum Qualifications and Requirements

Bachelor’s degree in business, related field or equivalent experience
3+ years prior business or financial analyst experience or similar analyst role
3+ years prior experience conducting financial modeling, analysis and reporting
Prior real estate, development or legal document review experience preferred
Experience in Microsoft Office (esp. Excel and Word)
For new hires, must meet all FedEx Office employment qualifications in force at time of hiring
